Lot 2002 Gibson Street,Bowden
Project Type: Geotechnical Site Investigation
Client: Private Developer
Overview:
TERRATECH was engaged to undertake a staged geotechnical investigation (desktop and intrusive) for a proposed ten-storey mixed-use development at Lot 2002 Gibson Street, Bowden. The development includes a deep double-storey basement and is located within a tightly constrained inner-city redevelopment precinct.
The investigation was designed to characterise subsurface conditions, confirm groundwater levels, and provide geotechnical design parameters to inform foundation systems, basement excavation, and earth-retaining structures. Works included detailed review of previous investigations, laboratory testing, and multiple Cone Penetration Test (CPT) soundings to depths exceeding 25 metres.
Key Challenges:
Variable fill and alluvial soils associated with historic industrial land use
Deep basement excavation (up to ~7 m) within a constrained urban site
Proximity to neighbouring developments requiring strict control of ground movement
Managing groundwater and potential perched water during excavation
Integration of piled foundations and contiguous piled retention systems
Outcome
TERRATECH delivered clear, site-specific geotechnical advice that directly informed the selection of piled foundations and a contiguous piled retaining wall system suitable for the deep basement configuration. The investigation provided reliable design parameters, identified key construction risks, and supported informed decision-making during detailed design.
The outcomes reduced ground-related uncertainty, improved constructability, and enabled the project team to progress confidently through design development and construction planning for this complex inner-city development.
